Classes Q & R and Agricultural (Part 6) PD updates effective from 21st May 2024

Updated Classes Q & R PD Regs coming into force from the 21st May 2024. Please do get in touch if you would like to discuss further.

The main changes are as follows:

Class Q

  • Class Q now includes both agricultural buildings and former agricultural buildings which used to be part of an established agricultural unit;
  • The floor space of any one converted dwelling is restricted to 150 sqm;
  • Cumulative number of separate dwellings allowed on any agricultural unit is extended to 10;
  • Cumulative floor space of dwellings extended to 1,000 sqm; and
  • Class Q allows for 4 metre single-storey rear extension as long as it covers existing hard-surfaced area.

Class R

  • Class R extended from agricultural use to B8 to now include flexible use covering uses B2 (General Industrial), B8 (Storage & Distribution), C1 (Hotels), E (Commercial, Business or Service), and F2(c) (Outdoor Sport or Recreation); and
  • Applicable floor space increased to 1,000 sqm.

Part 6

  • Floor area limit for new agricultural buildings extended to 1,500 sqm (Class A);
  • Extension limit on existing agricultural buildings extended to 25% / 1,250 sqm (Class B).
